The Terraces Water Damage Challenge
Kilimani Heights is a premium multi-storey residential complex. Over time, the flat concrete rooftop deck and balconies began to show severe signs of water ingress. Pooling water penetrated cracked asphalt felt seams, seeping down into top-floor penthouse ceilings and causing structural damage and mold growth.
The Engineering Solution
Phemat Solutions designed and executed a multi-layered, liquid-applied elastomeric Polyurethane membrane system. We completely stripped off the decayed bitumen sheets, re-pitched the concrete screed to restore proper drainage slope channels, and applied a seamless, UV-reflective polyurethane membrane reinforced with dynamic fleece across all expansion joints.
⚠️ Ingress Challenge
The work had to be completed quickly during a short window between seasonal rains, with occupied penthouses directly underneath requiring absolute safety and leak-free security.

Phemat worked in day/night shifts, using self-leveling, quick-curing membranes which dried within 4 hours, and completely solved the penthouse leakages permanently.
